Contractor Onboarding Requirements

Effective for all work performed on or after 31 December 2025

To all contractors and subcontractors engaged to perform work at Lorelei Bed & Breakfast, 53 Gawler Street, Portland VIC 3305, please note the following new mandatory insurance requirements. These requirements arise from the conditions imposed by my new insurer and apply to every contractor, subcontractor, and labour‑hire worker performing work on the premises.

These requirements must be met before any work resumes or begins on or after 31 December 2025.

1. Mandatory Liability Insurance Requirement

Under the terms of my insurer’s Subcontractors Endorsement, all contractors and subcontractors must hold:

• Public Liability Insurance: Minimum AUD $10,000,000

Cover must apply to all activities and services performed at Lorelei Bed & Breakfast, 53 Gawler Street, Portland VIC 3305.

• Currency of Cover

The policy must be active at the time work is performed.

• Subcontractors

If you engage subcontractors, you must ensure they also hold minimum $10M liability cover. You are responsible for supplying their Certificates of Currency as well.

2. Documents Required Before Work Can Commence

Please provide the following before attending site or beginning any work:

✔ Certificate of Currency for your Public Liability Insurance

Must include:

·         Insured name (matching your legal entity and trading/business name)
·         Policy number
·         Insurer name
·         Limit of liability (minimum $10M)
·         Period of insurance
·         Description of business activities

✔ Certificates of Currency for any subcontractors you intend to use

(If applicable)

✔ Your business contact details

·         Business name
·         ABN
·         Primary contact person
·         Mobile number
·         Email address

3. How to Submit Your Documents

Work cannot proceed until written confirmation is provided that your documentation has been received and approved.

4. Annual Renewal Requirement

For ongoing or recurring work, updated Certificates of Currency must be supplied annually or whenever your policy renews.

5. Acknowledgement

By attending site or accepting work at Lorelei Bed & Breakfast, you acknowledge and agree to comply with these insurance requirements and confirm that all information provided is true and current.
